Two sets of numbers govern a bathroom, and only one of them is trying to make the room pleasant.

Short answer

A toilet centreline must be at least 15 in (38 cm) from any wall, vanity or other fixture under IRC P2705.1, which makes 30 in (76 cm) the narrowest legal alcove. NKBA recommends 18 in (46 cm) to the centreline, so a 36 in (91 cm) alcove is the comfortable target. In front of a toilet or lavatory, code asks for 21 in (53 cm) of clear space; NKBA asks for 30 in (76 cm). Almost every cramped bathroom you have used was built to the first number.

Code minimum and planning figure are different jobs#

The International Residential Code sets the point below which a fixture cannot legally be installed. The NKBA Kitchen & Bath Planning Guidelines set the point above which the room stops annoying you. They are not competing numbers. Code is a floor, written to stop the worst outcome; the guideline is a target, written from how people actually use the fixture.

Almost every clearance argument in a bathroom renovation comes from treating the first number as the answer. It is the answer only when the room has run out of inches, and then only after you have checked that nothing else can move.

The toilet decides the room#

Everything else in a small bathroom can be shopped for in a narrower size. The toilet cannot. A standard pan is 19 to 21 in (48 to 53 cm) wide and that is fixed, so the 15 in half-width in IRC P2705.1 is measured from the centreline to whatever is beside it: a wall, a vanity carcass, a tub rim, a shower kerb, a radiator, a stack boxing.

Two 15 in half-widths make a 30 in (76 cm) alcove. Your shoulders at 18 to 20 in (46 to 51 cm) fit, but your elbows do not swing and you feel a wall on each side. At 32 to 34 in (81 to 86 cm) the pressure lifts. At 36 in (91 cm), the NKBA figure of 18 in each side, you stop noticing the walls exist.

The pan projection is the number people forget. A close-coupled pan with a cistern runs 27 to 30 in (69 to 76 cm) from the finished wall. A wall-hung pan on an in-wall frame runs 21 to 22 in (53 to 56 cm). Add the code's 21 in in front and a close-coupled toilet claims 48 to 51 in (122 to 130 cm) of floor depth before anyone stands up. That single fact is why small bathroom layouts so often turn on the choice of pan.

21 in (53 cm) of clear floor in front of a toilet or a basin is what IRC P2705.1 requires, measured to any wall, fixture or door. It is enough to stand up from the seat and no more. It is not enough to dry your feet, bend to a low cupboard, or hold a toddler.

NKBA's 30 in (76 cm) is the figure to design to, and it is not arbitrary: 30 in is roughly one full pace plus the depth of a bending torso. The extra 9 in (23 cm) is the difference between a room you turn around in and a room you back out of.

The lavatory, and what 15 in costs you#

The same 15 in (38 cm) half-width applies to a basin centreline, and NKBA raises it to 20 in (51 cm). The reason is the elbow, not the shoulder. Washing your face puts both elbows out at roughly 24 in (61 cm) of total span at basin height, so a centreline 15 in from a wall means one elbow is against tile. It is a small daily irritation that never resolves.

For two basins the code minimum is 30 in (76 cm) between centrelines. That is the width of one person. Two adults at 30 in centres are shoulder to shoulder, which is why 36 in (91 cm) is the honest comfort figure and why a 60 in (152 cm) double vanity is a compromise rather than a solution. Between the edges of two adjacent fixtures, allow at least 4 in (10 cm): basin rim to tub rim, pan to bidet, vanity end to kerb. This is not code, it is a cleaning dimension. Below 4 in you cannot get a hand and a cloth into the gap, and the gap is exactly where limescale and dust collect.

Doors are fixtures too#

The 21 in clear zone is measured to any wall, fixture or door, which means a leaf that sweeps over the front of the pan fails the clearance even though the floor is bare when the door is shut. This is the most commonly missed sentence in the whole of P2705.1.

Three fixes, in order of cost:

  • Rehang to swing out. Free at planning stage. Check that the leaf does not then block a hallway; see door sizes, swings and the space they need.
  • Sliding or pocket door. A pocket door needs a stud bay clear of the soil stack, the vent and the switch drops, which in a bathroom is a real constraint rather than a formality.
  • Move the fixture. Usually the pan, usually expensive, because the waste has to follow.

Bathroom doors are also narrower than they should be. The IRC sets no minimum width for an interior bathroom door, so 24 in (61 cm) leaves are common in older houses. NKBA recommends a 32 in (81 cm) clear opening, which needs a 34 in (86 cm) leaf. If accessibility is anywhere in your brief, that is the number that lets a wheelchair through; the rest of the set is in accessible clearances at home.

The legal minimum is roughly 30 x 60 in (76 x 152 cm) internally. Put the pan on the 30 in end wall with 15 in each side of the centreline, allow 28 in (71 cm) of pan projection and the required 21 in (53 cm) in front, and you have used 49 in (124 cm) of the 60. The remaining 11 in (28 cm) takes a corner basin or a 10 in (25 cm) deep wall-hung bowl, and the door must open outward.

The smallest genuinely comfortable half bath is 36 x 72 in (91 x 183 cm). Eighteen inches each side of the pan, a wall-hung pan at 21 in projection, 30 in of clear floor in front and 21 in of length left for a proper 16 to 18 in (41 to 46 cm) deep basin you can wash your hands in without hitting the taps. Six extra inches in each direction changes the category of the room.

Vertical clearances#

IRC R305.1 lets a bathroom ceiling drop to 80 in (203 cm) rather than the 7 ft (213 cm) required in habitable rooms, measured at the centre of the clear floor area in front of each fixture, and requires 80 in above an area of at least 30 x 30 in (76 x 76 cm) at a showerhead. This is what makes an under-stair cloakroom or a loft shower room possible, and it is judged fixture by fixture rather than room by room.

Two vertical numbers that are not code but should be treated as such: a showerhead at 78 to 84 in (198 to 213 cm), and a wall cabinet or sloping ceiling that leaves at least 24 in (61 cm) of standing height clear above a basin. A vanity light or a mirror cabinet that projects into the space above a basin at 68 in (173 cm) will be hit by a tall user leaning in. The order to solve the constraints in#

  1. Fix the soil pipe. The toilet is the only fixture whose position is expensive to change, so locate it first and let everything else move around it.
  2. Draw the 21 in and 30 in zones in front of every fixture as overlapping rectangles. If they cannot overlap into a single usable area, the layout is wrong, not tight.
  3. Add the door swing as a quarter circle at the door width. If it touches a clear zone, resolve it now with a swing direction or a sliding leaf.
  4. Check side clearances last, from finished faces, and accept 15 to 16 in beside the pan if that is what buys the depth.
  5. Stand in it. Chalk the fixture footprints on the floor at full size and sit on a stool where the pan will go. Five minutes of that will find what a plan cannot.

Frequently asked questions#

How much space do you need around a toilet?

Is 30 inches wide enough for a toilet?

It is legal and it is tight. A 30 in (76 cm) alcove leaves exactly 15 in (38 cm) each side of the centreline, so your shoulders, which span roughly 18 to 20 in (46 to 51 cm), clear the walls by an inch or two. You will feel the walls. 32 to 34 in (81 to 86 cm) removes most of that feeling; 36 in (91 cm) removes all of it.

How far should a sink be from a side wall?

15 in (38 cm) from the lavatory centreline to a finished side wall is the code minimum and NKBA recommends 20 in (51 cm). The difference matters at the elbows: at 15 in your outer elbow is against the wall while you wash your face. Where two basins share a counter, keep centrelines 30 in (76 cm) apart minimum and 36 in (91 cm) if you want two people at once.

How much clearance is needed in front of a shower door?

IRC P2708.1 requires 24 in (61 cm) of clear space in front of the shower opening, measured from the face of the opening. NKBA's planning figure is 30 in (76 cm) of clear floor the full width of the shower. If the door swings out, add the door leaf: a 24 in (61 cm) hinged panel needs its own arc clear of the toilet and the vanity.

What is the smallest legal half bathroom?

About 30 x 60 in (76 x 152 cm) internally in the United States. That is a 30 in wide toilet alcove with the pan on the end wall, roughly 28 in (71 cm) of pan projection and 21 in (53 cm) of clear floor in front, leaving around 11 in (28 cm) for a very small wall-hung or corner basin. It complies. It is not a room anyone enjoys.

Can a door swing over a toilet?

No. IRC P2705.1 requires 21 in (53 cm) of clear space in front of a water closet to any wall, fixture or door, so a door leaf that sweeps into that zone breaks the clearance even though the floor is empty when the door is shut. Rehang the door to swing out, fit a sliding or pocket door, or move the pan.

What ceiling height do you need in a bathroom?

80 in (203 cm), which is 6 ft 8 in. IRC R305.1 allows bathrooms to drop to that height rather than the 7 ft (213 cm) required in habitable rooms, measured at the centre of the clear floor space in front of each fixture, and a showerhead needs 80 in over an area of at least 30 x 30 in (76 x 76 cm). Sloped ceilings and under-stair cloakrooms are judged on that basis.
